Mold is everywhere, inside and out, floating through the air looking for moisture and its next food source. Molds are microscopic fungi that feed on organic material and aid in the decomposition process. High humidity and water problems can lead to mold growth throughout your house.

According to the Centers for Disease Control (CDC), six varieties of mold are common, and three can produce toxins that are harmful to humans. Mold may cause health hazards in some individuals because it produces allergens, irritants, and mycotoxins. If inhaled or touched, mold can cause asthma attacks, nasal congestion, red eyes, rashes, headaches, dizziness, numbness, fatigue, tremors, and breathing difficulties.

Radon is a radioactive odorless and tasteless gas that originates from the decay of Uranium in rocks, soil, and water. The US Surgeon General warns us that Radon is the second leading cause of lung cancer in the United States. In fact, The National Academy of Sciences (NAS) estimates between 15,000 and 22,000 deaths occur each year from Radon. The Environmental Protection Agency (EPA) estimates that 1 out of every 15 homes in the United States has dangerous Radon levels.

• Radon is measured in “picocuries per liter of air” or (pCi/L). Although any level of Radon poses some health risks, the EPA only recommends action if the Radon levels are above 4.0 pCi/L. The EPA has three classifications: low risk below 2.0 pCi/L, moderate risk 2 - 4 pCi/L, or high risk as greater than 4.0 pCi/L. 

• A trained MHI Radon technician will place two Radon testing devices in your basement or in the lowest living area. Two days later we will return to retrieve the tests. MHI is a certified Radon Lab, so your test results will be accurate and fast. The Virginia real estate contract requires that a certified technician conduct the test. Major Home Inspections, Inc. maintains Radon certification through the National Radon Safety Board (NRSB).

It is estimated that over 13 million households get their drinking water from a private well source. If you have a private well it is important that you have your well tested for hazardous contaminants such as bacteria and heavy metals. Your lender including USDA, FHA, and VA will require water testing to make sure your private water supply is safe for use.
